First Things
First:
The Exterior. Choosing a REALTORŪ to sell your home means
you'll have working for you a professional who's trained to find
qualified, interested buyers.
Very good. Saves your time and buyer's
too.
This brings up the old, but proven rule:
First impressions are very important.
The buyer sees the outside of your place
first, so you'll want it to be attractive, inviting.
Even though often the cost of improvements
are minimal, the repairs can add a lot of value to your home.
Second Things
Second:
The
Interior. When the buyer has knocked and is welcomed in, make sure the
inside is appealing, friendly. This kind of atmosphere generates
sincere interest... can make the listed price look good to the buyer.
Next Things Are
Next:
Now
when all the sprucing up is done, relax. Enjoy.
Your REALTOR'SŪ the one who'll do the
selling. That's what you hired the REALTORŪ to do.
Be assured that prospective buyers will not
be "just lookers", but they will be qualified and truly
interested in your home. One thing more... prospective buyers will be
more comfortable discussing your home... if you can arrange to be
gone.
Your REALTORŪ asks for your confidence.
Relax. Enjoy.
1.
Make sure your entranceway says "Hey, look at me!".
2.
Check the trees and see that they stand at attention. (No dead limbs).
3.
Cheer up the exterior. Paint and repair screens and windows.
4.
Invite the sun through squeaky clean windows.
5.
Show that your air conditioning and heating units are A-Okay. Share
information with old bills.
6.
See to it that faucets don't drip, that toilets work well and lights
come on when the switch is flicked.
7.
Exercise your vacuum cleaner on the drapes and carpets.
8. Repair wall cracks, check bathroom, and kitchen
caulking.
9. Shock the closets into a neat and roomy look.
10.
Help rooms to look more comfortable by removing excess furniture.
11.
Cats and dogs are for keeping out of the way... not everyone is fond
of stumbling over Old Bowser even if Bowser thinks he owns the place.
12.
Shape up the grass, edging by the walks and driveway.
13. Be sure windows, doors and locks work easily and
smoothly.
14. Chase away the weeds from the flowerbeds and discipline
the shrubs.
15. Throw away the junk and trash so your garage and
storage areas are inviting.
16. Give your lawn furniture a pleasant,
circle-of-conversation look.
17. If you have a pool, make sure it's sparkling clean.
